Similar to humans, buildings and site components have definite life spans. Property condition assessments can therefore be likened to the routine physical that humans undertake periodically to ensure and maintain good health and safety. Real asset owners’ objective will be to ensure that their assets are healthy and capable of exceeding their life expectancies.
The starting point to achieve this objective is to conduct a property condition assessment. The condition assessment report documents all building components with definite life expectancies, along with the appraisal of their existing conditions. The report includes anticipated component remaining life expectancies. Quantities and costs associated with each anticipated repair are estimated and documented.BCA reports are also useful for long term maintenance plans, Sale and purchase transactions, and property leasing transactions. Each Assessment Report Includes:
- Photograph documentation.
- Assessment of the property’s interior and exterior conditions, systems and components.
- Suggested remedies for physical deficiencies.
- Probable cost to remedy physical deficiencies.
PEG provides the property owner/manager with a simplified building survey and a five year breakdown of all maintenance activities and associated costs required to implement a comprehensive maintenance program. The basic principles can be applied to any scale operation from a single structure to a project consisting of multiple buildings.
